Marrano grand opens NEW design for home floor plans in Hamburg

Marrano has grand opened our model home at Country Woods South to introduce a brand new design with exceptional versatility to be just what you want to meet your particular needs for home floor plans. As an example of the plan’s flexibility, the model shows a first floor bedroom that can also be designed as an in-law set-up, guest suite, master bedroom down, a den or a home office. This new design can be built in any of Marrano’s exclusive new home communities in Hamburg, Orchard Park, Lancaster, Clarence and Amherst, or off-site on the home buyer’s lot. Whatever you choose, our floor plans will always include one very important distinction — innovation.

The model showcases over 2,800 under-roof square feet wrapped in a new traditional front elevation that is highlighted by a covered, double-door entry and large, copper canopied bay window, for exceptional curb appeal. The new design can built starting in the $230,000s and the fully decorated model will give you a first-hand look at the floor plan’s flexibility.

Visitors are greeted by a soaring two-story foyer that is brightened by a large custom window, with the staircase to the second floor offset to create a sight line straight back to the two-story great room. The appeal of the great room is almost too hard to resist, inviting guests into its spacious surroundings with a towering wall of windows, an elegant built-in bar area that can also be designed with bookcases, and a custom fireplace design featuring a niche above for a big screen TV. Marrano’s creativity carries over to the kitchen, another original layout from the area’s leading home builder featuring a large center island, stainless steel counter tops, walk-in pantry and corner windows for plenty of natural light.

The private, first floor bedroom is tucked away off the great room, and is adjacent to the full, first-floor bath, as well as a roomy linen closet. If you desire, this bedroom can be built as a private den or home office and four bedrooms can be included on the second floor. We further proves we understand the needs of today’s families by including plenty of convenience features on the first floor such as a walk-in guest closet, a large utility closet off the first floor laundry, leading to the 2-car garage.
